The Village at Breckenridge Resort has truly the best location in town: next to ski school and the Quicksilver lift, by two rental shops, and less than half a block from Main Street. Located where Breckenridge meets the mountains, this wonderful property site sits directly on the Peak 9 Base Area, making it one of the most popular ski-in/ski-out resort. The resort is also bordered by National Forest and Maggie Pond,

This convenient location puts you less than one block from the premier shopping, dining, and drinking at downtown Breckenridge. If you are looking for property inside the heart of all-year-round activity, you should certainly consider this resort.

Village at Breckenridge consists of 5 separate buildings that are connected with the underground, heated garage. Each building has its color-coded section of the garage that is directly underneath. That makes it easy for the guests and homeowners to move between the buildings and getting to the correct elevator.

  • Peak 9 Inn Building – Liftside Inn
  • Antero Building – Plaza 1
  • Shavano Building – Plaza 2
  • Wetterhorn Building – Plaza 3
  • Chateux Building

Parking at Village at Breckenridge

The Village at Breckenridge has limited parking spaces in the underground garage. There are 130 parking spaces in a heated garage and 235 condos. During the ski season, there are applicable nightly fees – $25/a night. The charges start on the opening of the ski resort and end with the last day. Outside those dates, parking is free of charge. Each property can have one parking space, no matter of size. The parking fee is waived for the homeowner’s stays. Owners are guaranteed one parking space and sometimes homeowners can receive another parking pass if the garage is not at full capacity. The parking spaces are not assigned or deeded. The garage has a color-coded system for easier access.

The parking pass has a chip that allows monitoring in and out access to the resort. It also serves as a security feature, as only a pass that is activated in a system (for specific dates) will open the sliding garage door.

Management at Village at Breckenridge

There are multiple property management companies available to service your condo at that resort. The main management is Vail Resorts that also own a portion of the units. The front desk located at Peak 9 Inn Lobby is only available for the guests who reserved the condo through Vail Management. Other companies in town have the check-in desk at a different location. If you are a homeowner, you can decide what management company you would like to use for your condo. There are many advantages to go with a different company than Vail Resorts. Resort amenities include an indoor/outdoor pool, four outdoor hot tubs, sauna, steam room, exercise room, business center, and free cable/wireless internet.

Peak 9 Inn Building

535 S Park Ave, Breckenridge CO

The main building at Village at Breckenridge Resort is Peak 9 Inn. This building consists of 7 floors and has 115 studios. This building does not have larger units. All the studios are 400 sq feet and typically sleeps up to 4 adults with one queen or king-size bed and a sofa sleeper. Studios have a full-size kitchen and a large bathroom that is comprised of three separate rooms – one for the double sink vanity, one for the shower/tub, and one for the commode. Depending on the location of the unit within the building you have a different view – however, Breckenridge is surrounded by Ten Mile Range and you can see the mountains from most of the properties. Studios do not have fireplaces or balconies.

Peak 9 Inn building has the main lobby, business center, sauna, steam room, indoor/outdoor pool, and four outdoor hot tubs.

Plaza 1  – Antero Building

Antero building has a total of 5 floors and 24 units. 8 one-bedrooms, 12 two bedrooms, and 4 three bedrooms condos. The condos in an Antero building has a wood-burning fireplace. Antero condos also have balconies. There is no gas line at this building and at the moment it is not possible to switch to a gas burning fireplace.

Shavano building has a total of 7 floors and 36 units. 12 one-bedrooms, 18 two bedrooms, and 6 three bedrooms condos. The condos in a Shavano building also has a wood-burning fireplace. Shavano condos also have balconies. There is no gas line at this building and at the moment it is not possible to switch to a gas burning fireplace.

Wetterhorn is similar to the Shavano building as it also has a total of 7 floors and 36 units. The breakdown of the units is a little bit different as there are less one bedrooms – 12, more two bedrooms – 20 and the same number of three bedrooms condos – 6 total. The condos in a Wetterhorn building also has a wood-burning fireplace. Wettherhorn condos also have balconies. There is no gas line at this building and at the moment it is not possible to switch to a gas burning fireplace.

Chateux Building only has 5 floors and has a total of 5 floors and 24 units. This building includes 11 two bedrooms, 11 three bedrooms, and 2 four bedrooms. This is the only building at Village at Breckenridge that has 4 bedrooms condos. Chateux properties are much larger, typically with a large foyer and in-unit washers and dryers. The units include wood-burning fireplaces and balconies.

Firewood at Village at Breckenridge Resort

Wood is provided free of charge to guests and homeowners by the HOA. The blue section of the garage has wood storage and the access key can be found at the condo.

TV Cable and Internet

HOA upgraded its cable and internet amenities through Xfinity as of November 20, 2017. These new services are on par with the neighboring properties.

The new bundled monthly rate from Xfinity went up to $45.84 per unit ($27.34 for video and $18.50 for internet) plus taxes.

Village at Breckenridge HOA – Homeowners Association

Homeowner Association dues start at around $400/month for studios and $700/month for 1 bedroom properties. Fees vary per properties, use those numbers for guidelines.  Check with me on the exact fees.

IMPORTANT – As of 2018 the board has approved an average residential dues increase of $0.92/sf, or about 9.4%.
